How long does it take to build a house? For a BuildTec home, the answer generally falls somewhere between 7 and 18 months from your initial deposit to handover, depending on the size and complexity of your design. That range covers everything from a straightforward single storey home through to a large luxury build, so the timeframe that matters most is the one worked out for your specific design before you sign anything.
Preconstruction: Design, Approvals and Contract
3 to 6 Months
Before construction starts, every BuildTec home goes through a preconstruction phase that typically takes 3 to 6 months. How long this stage takes depends on two things: the site specific documentation needed for local authority approvals, and how quickly your design is finalised based on your input, since every BuildTec home is custom designed rather than picked off a shelf.
During this phase, you will work through your preliminary plans and tender, a colour and finishes selection, and lodging your Development Application or Complying Development Certificate with council. Once approvals are in and your final building contract is ready, you sign your HIA contract and receive your Home Warranty Certificate before construction begins. You can see the full sequence of steps on our building process page.
Construction Timeframes by Home Type
4 to 12 Months
Once preconstruction is complete, construction itself generally takes 4 to 12 months, though the exact figure depends heavily on what you are building. As a general guide:
- Single-storey homes: around 4 months
- Double storey homes: around 7 months
- Acreage homes: around 5 months
- Luxury homes: 10 to 18 months, assessed against your specific design
These are general guides rather than fixed promises, because every block and every design is different. Your contractual building period is set out in your HIA contract, and we provide an estimated timeframe for your specific home before you sign anything, so you know what you are working towards rather than guessing.
What Affects Your Build Timeline
A few factors can move your timeline in either direction, whichever builder you choose:
- Site conditions. Sloping blocks, difficult soil, or limited access can extend excavation and footing work.
- Design complexity. A double-storey home with multiple rooflines and larger glazing runs takes longer to frame and finish than a simple single-storey layout.
- Council approval times. How long your Development Application or Complying Development Certificate takes depends on your council and the complexity of your site.
- Selections and decisions. Finalising your colour and fixture selections early keeps materials on order and trades scheduled without gaps.
- Weather. Extended wet weather can pause site work, particularly during excavation and framing.
How BuildTec Keeps Your Build on Track
We build a limited number of homes at any one time, so our director is involved from pre-construction through to handover rather than handing your build to a project manager you have never met. You work directly with the builder throughout, with site supervisor updates and inspections built into the construction phase, so you always know where your build stands.
Once handover happens, there is a 3 month defect warranty period with a maintenance inspection, on top of our 7-year Structural Warranty. As a Trusted HIA Member with over 25 years of building experience, we set out your estimated timeframe in writing before you commit, rather than leaving it as a verbal guess.
