Preconstruction: Design, Approvals and Contract

3 to 6 Months

Before construction starts, every BuildTec home goes through a preconstruction phase that typically takes 3 to 6 months. How long this stage takes depends on two things: the site specific documentation needed for local authority approvals, and how quickly your design is finalised based on your input, since every BuildTec home is custom designed rather than picked off a shelf.

During this phase, you will work through your preliminary plans and tender, a colour and finishes selection, and lodging your Development Application or Complying Development Certificate with council. Once approvals are in and your final building contract is ready, you sign your HIA contract and receive your Home Warranty Certificate before construction begins. Construction Timeframes by Home Type

4 to 12 Months

Once preconstruction is complete, construction itself generally takes 4 to 12 months, though the exact figure depends heavily on what you are building. As a general guide:

  • Site conditions. Sloping blocks, difficult soil, or limited access can extend excavation and footing work.
  • Design complexity. A double-storey home with multiple rooflines and larger glazing runs takes longer to frame and finish than a simple single-storey layout.
  • Council approval times. How long your Development Application or Complying Development Certificate takes depends on your council and the complexity of your site.
  • Selections and decisions. Finalising your colour and fixture selections early keeps materials on order and trades scheduled without gaps.
  • Weather. Extended wet weather can pause site work, particularly during excavation and framing.
